Why a built-in loft bed beats a shop-bought frame in Dubai apartments
Shop-bought frames come in fixed sizes and stop short of the ceiling, so they leave dead space above and gaps at the side. A built-in loft is measured to your wall, your alcove and your ceiling height.
Most Dubai apartments sit between 2.6 m and 3 m of ceiling height. A platform at 1.2 m under a 2.6 m ceiling leaves roughly 1.3 m underneath, enough for a desk or a wardrobe. JVC townhouses often give 2.9 m or more, so a taller mezzanine works there.
Alcoves decide the layout. In a Palm Jumeirah apartment bedroom of about 3.2 x 3.5 m, a 1.4 m alcove takes a full loft run with drawers below, using a wall a free-standing frame cannot touch.
Maid's room conversions are the other common request. Those rooms usually run 2.5 x 3 m with one window. A loft with a desk under it turns a storage room into a real child's bedroom without moving a single wall.

Loft bed vs bunk bed vs mid-sleeper: which suits which room and age
A loft raises one bed and frees the floor. A bunk stacks two beds. A mid-sleeper sits around 100 to 120 cm, which suits a child who is not ready for a full height climb.
- Loft bed: one child, usually from about 6 years. Best when you need the floor under the bed for a desk, wardrobe or play area.
- Bunk bed: two children sharing. Needs a wall run of at least 2 m and full height for the top bunk.
- Mid-sleeper: ages 4 to 7. Low enough for an adult to lift a child down, still frees half the floor.
If the room is under 10 sqm and two children share it, a bunk usually wins. If one child needs a study corner in a small room, the loft wins. We compare both in our guide to kids bunk bed joinery costs and safety.
Sizes and layouts that work in Dubai bedrooms
Two mattress sizes cover almost every job. A 90 x 190 cm single suits rooms under 10 sqm and children up to about 12. A 120 x 200 cm suits teenagers and taller children, and needs a wall run of at least 2.4 m.
- Platform height: 1.2 m to 1.5 m for a full loft, 1.0 m for a mid-sleeper
- Clearance: leave 1.2 m between the mattress top and the ceiling so a child can sit up
- Mattress: 15 to 20 cm thick. Deeper mattresses raise the sleep surface and eat headroom
- Ladder or stairs: a ladder needs 60 cm of free floor in front, stairs need 1.0 to 1.2 m but give storage in every step
- Under-bed height: 1.2 m minimum where a desk goes below, 1.4 m if an adult needs to walk in
A JVC bedroom of 3 x 3.2 m with a 2.9 m ceiling takes a 120 x 200 loft, a three-drawer stair unit and a 1.1 m desk below, and still leaves a 1.2 m walkway to the door.

Materials, finishes and child safety in Dubai heat and humidity
Marine plywood is the right core for Dubai. It handles the swing between 45C summer air and air-conditioned interiors far better than standard MDF, and it holds screws at the edges, which matters on a bed children climb every night.
Materials and finishes
- 18 mm marine ply for the platform, frame and stairs
- MDF only for flat painted fronts, never for the load-bearing frame
- E1 or low-VOC boards and adhesives, important in sealed bedrooms with the AC running
- Edge banding or solid lipping on every exposed edge so humidity cannot reach the core
- Matte spray lacquer, easy to wipe and kinder to fingerprints than gloss
Child safety checklist
- Guard rails at least 300 mm above the mattress on the high side
- Gaps between rails under 89 mm so a head cannot pass through
- Rounded or chamfered corners on every edge
- Anti-tip fixing into a stud or masonry anchor, not plasterboard alone
- Soft-close hinges and drawer runners
- Built to EN 747 for loft and bunk beds and EN 1130 for nursery furniture

Timeline is 3 to 4 weeks from design sign-off. A simple single loft can land in 3 weeks. A fully fitted room with lighting, wardrobe and desk runs closer to 4 weeks, plus one day on site for the install itself.
Two upgrades move the price more than anything else: a stair unit with drawers instead of a ladder, and spray lacquer in a custom colour. Both are worth it if the room has to work from age 6 to 16.

We build from a DET-compliant workshop in Dubai, so the job is documented and the installation meets Dubai Municipality and Civil Defence requirements where they apply.

Will a loft bed fit a 2.6 m ceiling?
Yes, if you leave 1.2 m between the mattress top and the ceiling. With a 2.6 m ceiling, a 1.2 m platform and a 15 cm mattress leave about 1.25 m above, which suits most children. We confirm this at the survey.
