Why custom bunk beds beat flat-pack in Dubai apartments and villas

Flat-pack bunks are made to a fixed length and width, and they have to fit whatever wall you own. Dubai rooms rarely cooperate. A kids room in a Palm Jumeirah villa often has a duct box in one corner, and the standard 200cm frame ends up blocking the only wardrobe wall. In a JVC apartment tower the second bedroom can be 2.8m by 3.2m, which is smaller than most imported bunks once you add a ladder and somewhere to stand.

Custom joinery fixes three things at once.

  • Ceiling height. Dubai apartments run 2.7m to 2.9m and villas go past 3.2m. A loft style bunk uses that height, while a shop-bought frame stops at 1.8m and wastes the space above it.
  • Awkward corners. L-shaped and angled runs follow the wall instead of leaving a 400mm dead gap behind the headboard.
  • Small rooms. When floor space is tight, bunk, wardrobe and desk have to be one measured unit rather than three separate purchases.

Everything is cut from the survey, so the frame sits on the skirting line, clears the window reveal and leaves the door swing free.

Bunk bed styles we build

  • Single over single. The standard sibling setup, 90cm mattresses, guard rail up top, two deep drawers underneath.

Add 5% VAT to all of the above. Two things move the price. Marine ply and solid wood accents add roughly 20 to 30 per cent over MDF and laminate. And accessorising, because a drawer staircase on 60kg rated runners costs more than a fixed ladder.

Safety: what a child safe bunk bed in Dubai must include

We build to EN 747 and BS 8509, the European and British bunk bed standards, because the UAE has no separate bunk bed spec. These points are fixed in our workshop.

  • Guard rail at least 260mm above the mattress, measured with the mattress in place, on every open side.
  • No reachable gap between 6mm and 25mm, so fingers and limbs cannot wedge.
  • Load rating of 100kg or more per bunk, tested on the frame rather than the slats alone.
  • Concealed fixings and capped screw heads, nothing sharp at knee height.
  • Soft close runners on every drawer and a slow close ladder option.
  • Anti-tip anchoring into the wall behind the bunk, not into plasterboard alone.
  • Low VOC water based finishes, fully cured before installation, because kids rooms are small and ventilation is limited.

Space planning for a Dubai kids room

Most kids rooms we survey are 3m by 3.5m, and one layout works in almost all of them. Run the bunk along the long wall, keep 900mm of clear circulation in front of it, and pull the wardrobe and desk into the same joinery package.

  • Bunk takes 2m of the 3.5m wall, leaving 1.5m for a wardrobe run.
  • Head of the top bunk stays away from the window so the guard rail does not block light.
  • Desk sits at 750mm under a loft bunk rather than beside it.
  • Storage goes in the stairs, under the lower bunk and above the top rail.

How long a custom kids bunk bed takes in Dubai

Plan for three to four weeks from survey to handover.

  1. Free site survey. We measure the room, ceiling height, window position, skirting, power points and door swing. Forty five to sixty minutes.
  2. 3D design and quotation. Three to five working days, with a rendered layout, material list and fixed price.
  3. Production. Ten to fourteen working days in our DET-licensed Dubai workshop, including finishing and curing time.
  4. Installation. One to two days on site, with anchoring, levelling, soft close hardware and clean up.
